The historical trend of a summer cool down mostly remained true through July and into August as people across the region enjoyed summer plans and traveled. Numbers aside, however, conversations with future home sellers were abundant. Over the past several weeks, many people have reached out and indicated that they plan to list their home for sale in the coming weeks or months ahead and were looking for assistance. In particular, one topic seemed to be front and center, and that is the concept of maximizing your position in the market by prepping your home for sale to get the most value.
Throughout the past year, a noticeable shift has occurred from buyer's who have seemed to favor homes that are move-in ready and do not require immediate repairs or upgrades. Sellers have noticed. in the past month, conversations have been frequent with homeowners who are interested in taking measures to bring their homes to market in the best way, with methods that offer the best value. It's been a common theme across the board. In this past month alone, I've had similar conversations with sellers who own condos, single family homes, and luxury townhomes, all looking for an edge in an increasingly demanding market.
The answers for best advice, as is often the case, depend on the circumstances and the situation for the people involved. That said, there are some things that can typically be relied upon as good methods to yield return, maximize exposure, and provide strong visual and functional presentation to potential buyers. A fresh coat of paint still goes a long way. Kitchen and bathroom improvements still help, often with improvements that don't require a full remodel. Also, focusing on smaller things like light fixtures improves presentation, and even something like the house numbers on your home's exterior has surprisingly seemed to improve first impressions.
