Halfway through 2026, and decent body of work to draw some conclusions from. Year to date, it's been a busier year with activity indicators pointing upwards compared to 2025. New pending sales, new listings, and closed transactions are all higher than the were a year ago so far. Notably, recorded showing requests from agents and buyers have also shown an increase as well. Value has continued to hold as well in the DC region, with a steady climb in median sale price.

Data aside, this tracks from real-time experience this year. Both buyers and sellers have seemed more intentional and active, perhaps acting with a strategy in mind after taking time in previous months to find the best path. Speaking broadly, seasonality hasn't seemed to be as much of a driver this year as well, with buyers and sellers putting their needs first instead of working to align with the spring and fall peak seasons. Recently, conversation (and activity) have continued through what are normally cooler weeks.
