The Silver Tsunami

Much has been written recently about the "Silver Tsunami", and its impact on the real estate market. Concepts or strategies like "aging in place", "downsizing", or "right-sizing", once seemed to dominate the headlines, but a new economic concept has seemed to really show impact recently as a result - that is, the unprecedented transfer of wealth to younger generations. What was once estimated to take place over the next decade or so, however, has possibly already begun in the local DMV market.

 

In particular, we might be feeling the impact in how some homes are purchased.

 

To start, cash purchases are active: recent data has showed that about 1 out of 5 home purchases in our local DC Metro region are being completed in cash, with this figure jumping to nearly 1 out of 3 homes in the luxury segment. Compared to other markets, these numbers are unique. Going deeper though, what's been noticeable is just how often home buyers are receiving assistance. And it's arriving in different forms.

When the opportunity exists, we're seeing some of the following methods being used in transactions:

 

  • Intra-Family Loans
  • Gifts of funds
  • Co-buying & Guarantor arrangements
  • Gifting Equity

 

Whether to assist with down payment & closing costs, bridge an appraisal gap, or to simply strengthen an offer, these methods are increasingly becoming more common across the region. In a market that continues to remain competitive in certain areas, strategic positioning matters now more than ever.

While these methods speak mostly to the purchase side of a transaction, this can also be helpful as a seller to understand how the market is operating as you're prepping a home for sale or considering your options. For many, you're also buying your next home as well in the process.

The Silver Tsunami - next time you read about it, remember that it's not just a demographic shift. It's impacting how home purchases are being completed.
