If you take a look at the broad market numbers in the section below, you might notice a theme from recent years: strong activity, though lower inventory across in the board in the spring market. Reporting from the field, this has checked out. New listings were down across all home types and scopes, though showing activity has been up and open houses have been active. Beyond the headlines, a consistent theme involving the "move-up buyer" might help explain the dynamic.

Increasingly, it appears that the people who are looking to upgrade to a larger space while selling their current home are being much more selective in their home search and are more collectively choosing homes that require fewer repairs. Cosmetic upgrades might be absorbed, but homes that don't require immediate functional repairs or improvements are getting the most attention.

It's a dynamic that seems to be consistent across different submarkets. Working with clients in the marketplace just this past week, two scenarios were front and center: one was in the single family home variety in Silver Spring, MD, and one in a townhome in Arlington, VA. Two different submarkets, different home types. Same theme. The same pool of buyers seems to gravitate toward the homes that required the least amount of work. As this occurs, and the same move-up buyers with flexibility take longer to find their next home, their current homes remain off the market longer.

Certain repairs and upgrades can offer different value and they vary a bit with trends. If you're in a spot where life simply won't allow certain solutions, low cost fixes that don't require much time can still provide value. Repairs aside, presentation strategy can also provide support.
