
As we look to the year ahead, some quick reflection on 2025. Sending gratitude once again to everyone that I had the pleasure of working with this past year, both new and repeat clients, as well as those who have continued to support or keep in touch. Incredibly fortunate.
You're aware of the twists and turns that we experienced last year in the local market: As a relief to some first time buyers we finally saw moderate increases in inventory, and the amount of time which homes were active on the market shifted a bit in many scenarios. Activity was slightly down about 1% from the previous year, though overall value continued to hold strong.
Beyond the numbers, however, is where much of the story told, and where can really gain an advantage as a seller or buyer - or both.
Take a look at 4 key takeaways from this past year:
Luxury Market Thrived: Through all of the different market dynamics, the $2M+ category continued to thrive across the entire region, even as other submarkets experienced shifts. What started as an early trend continued throughout the whole year. Out of market buyers relocating represented a portion of this market, but also local homeowners eager for a move or relocation.
Buyer Choosing Move-In Ready Homes: Projects were not the highest priority for buyers in the region this past year. Overwhelmingly, buyers seemed to favor homes that were move-in ready. Thought not typically unusual for homes in the "starter home" category, this seemed to be a common theme across all submarkets. Perhaps repairs costs contributed. Small improvements weren't fully avoided, but immediate requirements seemed to grab the attention of buyers. Something to think about if you're looking to sell, soon.
Seasonality Less of a Concern: Recent history has stayed consistent with seasonal trends with the Spring & Fall Markets. Not in 2025. While activity still saw spikes in those periods, buyers and sellers didn't appear to be targeting their move around the "peak" market periods. Instead, you put your needs first.
Shifting Leverage: After 5+ years in a market that heavily favored the side of those who were holding the assets, the inventory imbalance seemed to finally shift a bit and offer some reprieve to buyers - especially first time home buyers who weren't also selling a home in the process. Additionally, for those who were both selling and buying, the dynamic seemed to allow an opening. In other words, the "buy-up math" finally started to make sense.
