
Preparation and focus up, activity down. In a sentence, that's how you could
summarize November.
If you look across the board, most metrics showed slower activity for the month of
November both YoY (year over year) and MoM (month over month). The theme is
shared across common metrics that we use to track performance like new listings and
new pending sales, reflecting both sides of the market. Going further into the data,
the trend seems to also align across all home structure types (detached homes,
townhomes, condos). It also holds true across the region as well.
Numbers like this might suggest a weaker market, though if you look at the non-
transactional numbers, a different picture is painted. Demand indicators like showing
requests and home searches remain active, and have even increased recently.
Mortgage applications also saw a recent bump as well. Speaking from firsthand
experience, I can say this also tracks. Sellers and buyers have appeared to be closely
monitoring the market lately and getting their ducks in a row. Perhaps an extended
holiday plateau is upon us or it's signs of an active early Spring Market. Or, people just
like staying informed.
Another healthy sign? A gradual, modest increase of overall home value as well.
Above all, activity remains high, maybe more on the strategy side recently. Stay tuned
