Pricing to Win

An early summer surge was met by a slight mid-July lull, as activity started to slow a
bit in recent weeks in most categories of the local housing market. Interestingly, the
luxury market has seemed to thrive the most lately, while other segments have
cooled a bit. Many homes are still selling with competitive offers, but in other
scenarios, sellers were confronted with the task of evaluating their price strategy
which is a bit of a break from the norm lately. Many factors are at play for the mild
plateau though it could be as simple as more vacation time this year for some people,
but one observation has stuck out - buyers are getting smarter after 4+ years in a low
inventory environment.

Use this as a reminder that setting the list price for your home is a strategy to get you
the best results, not necessarily an exercise in pinpointing the precise value. To get
there, you should consider many things through your process. Each scenario is
unique, but here are a few helpful factors to consider as you get started:

  • Identifying Personal Needs: First and foremost. Things like your timeline
    should factor into your strategy. Are you looking for the quickest sale possible,
    or do you have flexibility to work with? Also, are you going to be (or, have you
    already), going to be a buyer yourself? Take the time to address your other
    needs and requirements before going to market.
  • Not All Homes Are Created Equal: A higher-end single family home probably
    won't have the same strategy as a 2BR condo, or even a midsize single family
    home. Also, be sure to properly assess the condition of your home and how
    that might factor in, while also considering potential improvements that could
    be beneficial for you. Having a deep understanding of your precise submarket
    is crucial for properly identifying these factors.
  • Competition: What is your competition with similar homes in your area? Sure,
    looking at recently sold comparable homes is a vital component, but what
    about active listings as well? How do those homes, and their prices, compare to
    yours?
  • Marketing Visibility: As a home seller, you may have the option of listing your
    home for sale in "private exclusive" status as opposed to making it visible to the
    entire marketplace. Your decision to keep your listing private may also affect
    your strategy as well.

DC Metro Area Monthly Market Update

Inventory has continued to rise in the region overall, but especially in the
condo/attached home category, whose numbers have reached pre-pandemic levels.
Detached homes, on the hand, continued to be in limited supply. While new listings
slightly dipped in July, they are still tracking +7.5% higher year-to-date compared to
one year ago. New pending sales also slightly dipped in the summer heat and the
median sale price topped out at $640K, though likely heavily impacted by the
increased activity in the luxury market.
