The New (Early) Spring Market

Hope that everyone had a wonderful holiday season and having a great start to the
New Year.

Coming off of a busy December which saw some of the highest volume in terms of
closed transactions since 2021, it appears to be an active start to the year with many
buyers and sellers getting involved. Reporting from the field, showings and open
houses have been busy. A common question that has been coming up again is
whether the Spring Market is the best time to make a move. Timing the market is
always a tricky exercise, but if that is your top priority, note that the "Spring" Market,
while peaking in June or mid to late May, really now starts to gain momentum earlier
at the beginning of February. Whether it's pent up demand or folks wanting to get a
jump on new inventory in a potentially tight market, the calendar has been moved up
a bit over the past several years. Since that puts us only weeks away, this should be
the time to prepare and begin to plan to list and/or buy your next home if the new
early Spring Market is your target.

Home Buyer Survey

A recent survey conducted by Bright MLS asked expecting 2025 home buyers what
their most important needs are when searching for a home with their agent.
According to the survey, a home being move-in ready seemed very important, while
having a separate home office appeared the least.

DC Metro Area Monthly Market Update

Transaction closings were abundant in December reaching a 26% increase from the
previous year. This tracks, after increases in new pending sales in previous months
with slightly increased inventory. Some of that trend continued with a +3.5% increase
in new pending sales from 2023, though a slight dip in new listings (-4%).
